In our initial meeting we will make sure you thoroughly understand the buying process, particularly if you are a first-time buyer. It is important you understand what to expect and what is required every step of the way.

We will go over financing options, the offer and negotiating process, home inspections, and the closing among other elements.

Next, we will assist you in obtaining a mortgage pre-approval. It is important for you to know not only how much you are capable of borrowing, but more importantly, the monthly payment associated with the loan.  Is the payment more than you want to take on?

A loan pre-approval will also expedite your home-buying search. We want to make sure every home we show you is one you are qualified to buy. To show you homes outside your price range would be a waste of your time.

To gain insight into your situation, we will ask you to imagine it is 3 months after you have moved into your new home:

  • What does it look like?
  • Where are you living?
  • What kind of home is it?
  • Are you having your friends over for dinner?
  • Where do you spend your time? The kitchen, the garden?
  • What does that look like?
  • What kind of payments are you making?
  • How do you feel about it?
  • Are you fixing the home up yourself?
  • Is it the home you want forever?  Or just a stepping stone?

We want to thoroughly understand not only the type of home and community you are seeking, but why you are seeking it.

A vital part of the home buying process is our communication with you. In fact, we will have daily contact, through phone calls, email, text messages and automatic home searches geared toward your specifications.

We will go over the home search process. Using your criteria, we will search for properties using the local Multiple Listing Service available only to Realtors.

Home selection is initially a process of elimination — you cast a wide net initially and then narrow down the list as you go through showings.

Homes will be eliminated based on price, style, size, and condition.  Communities will be eliminated based on location, traffic, retail amenities etc. To help with this process, we may initially give you a few homes to drive by to scout out areas and styles so you can see what works best for you.

Once the choices are narrowed down, the average buyer sees 12 homes over 12 weeks.  At each home, we will ask for feedback.  Do you like it?  If so, why?  If not, why?  Could you see yourself living here?  Your responses will further shape the homes we see next.

When it comes time to make an offer, we will take into consideration price, down payment, seller subsidy, warranties, as well as contingencies for the home inspection, appraisal, and financing.
